Royal Living is a four star serviced hotel on Sports Road in Greater Nairobi, far enough from the centre that you will not be walking in. It has kitchens, washing machines and parking, so it works for longer stays and for people driving in. It does not work if you want the Central Business District on your doorstep.
01What it is
Royal Living is a four star property on Sports Road in Greater Nairobi, and the list is built for people staying more than a night or two. Every unit appears to come with a kitchen: oven, microwave, refrigerator, toaster, and a washing machine alongside. There is free wifi, a desk, an iron and board, a TV, lifts, and parking that does not cost extra. The bathrooms carry the full set: shower, WC, towels, toiletries, bathrobe and slippers. Outside there is a balcony or patio and a terrace. The list also names bars, a spa and a swimming pool, and it allows pets. Where the list is thin is in the things a short-stay visitor asks about first: there is no restaurant named, no gym, no airport transfer, and nothing about how you get in and out of the centre.
What that adds up to is a self contained stay rather than a hotel you use as a base for walking the city. You cook, you wash, you park, and you spend the evening on the terrace. Royal Living suits people in Nairobi for a stretch of work, families, anyone driving, and anyone travelling with a pet. It does not suit a visitor who wants to step out of the lobby into the Central Business District, because you are not in it: the property sits 3.16 km from Biashara Street and City Market, which is the nearest of the ten quarters this site covers. Treat the pool, the spa and the bars as things to confirm when you book rather than as given.

04Standing outside the ten quarters
Before you book, be clear about where these hotels are. They sit well outside the centre, in the inner suburbs, and they are not in any of the ten quarters this site covers. Biashara Street and City Market is only the nearest of those quarters, which is not the same as being in it. You are in the wider city here, and every trip into the Central Business District is a journey in and out.
The market quarter itself is narrow, shaded, and the only part of the centre where the shops are still one-family wide. The oldest retail streets in the city: Biashara for cloth and haberdashery, Muindi Mbingu for flowers, and the 1930s City Market hall behind them for produce, curios and a fish counter. Jamia Mosque's three silver domes close the block. It is best for kikoi and kitenge cloth, curios without the tour-bus markup, and an hour of architecture. After dark it is a daytime quarter: the halls shut in the late afternoon and the streets empty with them. It lies 0.63 km from Kenyatta Avenue at Moi Avenue, which is 8 minutes on foot in a direct line.

Book Royal Living direct if you want the kitchen, the laundry and the parking, and confirm the pool and spa are open on your dates before you commit. Most rooms here can be cancelled free, and you book them through app.impt.io. Every confirmed booking removes one tonne of CO2, at no extra cost to you. Five percent of what you pay comes back as IMPT credit, out of the hotel commission rather than added to your bill.

06Questions
Where is Royal Living in Nairobi?+
It is on Sports Road 11 in Greater Nairobi. Kenyatta Avenue at Moi Avenue is 3.75 km away, which is 47 minutes on foot in a direct line, and that is the honest measure: you are outside the centre, not on the edge of it.
What facilities does Royal Living list?+
Free wifi, free car parking, a kitchen with oven, microwave, refrigerator and toaster, a washing machine, iron and board, desk, TV, lifts, and a bathroom with shower, WC, towels, toiletries, bathrobe and slippers. It also lists a terrace, patio or balcony, bars, a spa and a swimming pool, and it allows pets. Confirm the pool and spa when you book.
Can I walk into the Central Business District from the hotel?+
You can, but it is a long walk and the quarter is a daytime one: the halls shut in the late afternoon and the streets empty with them. Plan on a vehicle for anything in the evening, and do not expect the centre to be lively when you get there.
How do I check availability at Royal Living?+
Put your dates into the booking form on this page and it will show you what is open. Cancellation is free on most rooms, and the booking runs through app.impt.io, so you can confirm a room without calling the property.
